Home Upgrades that Increase Value

Homeowners typically remodel and upgrade their home with the goal of increasing the value of the home, but also to increase quality of lifestyle. It is easy to become lost in fantastic ideas about what you want your home to look like once all the remodeling and upgrading is finished, so it is important that a plan is set before any construction begins. Prioritize so you know which upgrades are most important, and which projects you can wait on. Set a budget with minor flexibility so you know exactly what you can afford, and you are not tempted to spend more than you have. Lastly, do your research to find cheaper ways to achieve the upgrades you want so you end up affording more than you planned. Here is some more advice for remodeling and upgrading your home.

Where to start upgrading

When creating your plan, determine which areas in your home need to be upgraded the most. It is suggested that you focus on the kitchen and bathrooms first when upgrading, especially if you are trying to raise your home’s value. It is wise to walk through each room of the home and make a list of all the upgrades needed, whether it be more space, new paint or updated flooring. This list will help you determine which upgrades are absolutely necessary and which ones can wait.

Upgrades worth the cost

Some upgrades can be pricey, but they might also be worth the price when you determine how much they can increase the value of your home. Projects worth the cost include refinishing or installing hardwood flooring, replacing countertops with granite countertops, installing energy efficient appliances or even adding onto the kitchen to increase space. If you are selling your home, keep in mind that buyers are looking for upgrades and an upgraded kitchen is definitely a selling point for most buyers, especially with lots of space. Outside the kitchen you might also consider replacing the front door and garage door to enhance curb appeal. The New York Times suggests that adding a deck is also an upgrade that most often increases the value of a home.

Affordable and easy upgrades

If costly upgrades are not your first option, there are several upgrades that are affordable and easy to accomplish such as painting. Give your walls a unique look by using a stencil to create a classic pattern in a room. If you are selling your home, use neutral colors that are welcoming, but not overwhelming like bold, bright colors tend to be. Reupholster old furniture to modernize your living room or bedrooms without the cost of purchasing brand new furniture. If you already have a deck, sand and re-stain it to create a brand new and elegant look. If you cannot afford new kitchen or bathroom cabinets, you will be surprised how easy and affordable it is to paint or stain them, topping them off with new hardware that brings and upgraded feel.
